You ensured that only "real" buyers came to look at the property. Along the way, you set realistic expectations for us. Given the uniqueness of our property and our sale price, you correctly counseled us that the right buyer would need to appreciate all of the qualities of our home, the house itself, of course, but also the extensive grounds, the guest house, and wine room, as well as the vineyard. When the eventual buyer showed interest, your skills really shined. When the first offer came in much lower than we had hoped, you told us that we were at the beginning of a process. We went back and forth a few times and you kept them engaged. Finally, we had a face-to-face with the buyer, which is not typical. You were there with us, strategizing before the meeting. During the meeting, you were very effective in guiding the negotiations and countering several of their arguments. At one point you pulled us out of the meeting to discuss where we were to make sure we were all on the same page. In the end, we sold for the price we wanted, to a buyer with a family who loved everything about the house and grounds. This had been our goal all along. We've worked with many real estate agents over the last few years and every time we ended up getting frustrated as the incentives are completely misaligned.
